What You Can Buy in SF (And Elsewhere) at 5 Budgets Right Now

Time for a little game of Comparative Real Estate 101

SF Listings
Residence 2646 (and this rooftop view) can be yours for just $34M
Troon Pacific

Big news from S.F.’s perpetually overheated real-estate world: our city’s most expensive property is now on sale. That’s right: you can now take more than 10 percent off 950 Lombard’s initial ask of $45 million, meaning it can now be all yours for the tidy sum of just $40.5M.

It’s one of five homes you’ll find below, on our list of the most luxurious listings currently on the market in San Francisco. But as a thought exercise, we also decided to include some options around the country to show you how much a similar home might cost you in a different zip code.

Want a four-bedroom — but for under a half-mil, instead of $35M? Move to Kentucky.

950 Lombard Street
(Jacob Elliott/SF Gate)

Address: 950 Lombard Street

Pricetag: $40.5M

In brief: Six bedrooms, eight baths, literally every amenity that exists, including a Japanese water filtration system, “wellness center” with steam rooms and saunas, four-car garage, glass elevator, 100-year-old olive trees in the yard — plus a 40-foot infinity pool suspended over the property.

What a 6BR will cost you in Vermont: $495K, for ”Sawyer Mansion,” a sprawling property on historic Route 100

What $42M will get you in France: A 13,000-square-foot, nine-bedroom contemporary villa just outside Cannes, with your very own grass tennis court and terraced lawn.

2646 Residence
(Troon Pacific)

Address: 2646 Union Street

Pricetag: $34M

In brief: Renamed “Residence 2646”, this is another property (like 950 Lombard) developed by Troon Pacific with myriad amenities, including views of the Presidio, Palace of Fine Arts, and the Golden Gate; a fitness studio; and “hospital-grade air-filtration system.” Just four bedrooms, though.

What a 4BR will cost you in Kentucky: $495K, for a turn-of-the-century Victorian (think turrets, hardwood floors, and possibly ghosts) that wants to be your money pit.

What $34M will get you in New York City: A Park Avenue penthouse with to-die-for terraces and a bathroom that looks cribbed from Versailles.

2555 Webster Street
(Zillow)

Address: 2555 Webster Street

Pricetag: $14.9M

In brief: Eight beds, 9 baths, and newly remodeled (but built in 1906), with a balcony not just big enough for a one-person yoga sesh but to host your own retreat. Two standouts: the music room with painted glass window, and the patio (with access from the master bedroom and bathroom) lined with bamboo trees.

What an 8BR will cost you in Hawaii: $2.8M, for an “equestrian’s estate” with horse barn, pastures, and views of Mauna Kea and Mauna Loa.

What $15M will get you in Montana: A “lakeview ranch” that looks like a shooting location from Yellowstone, on 315 acres criss-crossed with old-growth apple orchards.

2323 Hyde Street
(Zillow)

Address: 2323 Hyde Street

Pricetag: $13.8M

In brief: The outdoor entertaining space is lavish enough that it could double as the setting for a Bachmanity Insanity event, while men have gone to war for less than the manicured garden. Five beds, eight bathrooms, four-car garage, etc.

What a 5BR will cost you in New Mexico: $749K for an adobe abode near Santa Fe, with characteristic nichos and vigas

What $13M will get you in Colorado: An 1890-built five-bedroom in Aspen’s West End, with enough room on the property for an expansion — or second residence — should you desire.

2561 Washington Street
(Zillow)

Address: 2561 Washington Street

Pricetag: $7.8M

In brief: Built six years before the earthquake that leveled/burned down most of the city, this Pac Heights five-bed has an exquisite white facade, two-level library and lap pool.

What a 5BR will cost you in Oregon: $549K for an ocean-view, wood-shingled beach house (just keep an eye on those tsunamis).

What $8M will get you in Portugal: An actual palace. (Plus vineyards.)
